Buyer / Seller Checklist
- Secure copies of Sales Agreement, signed by all parties; including all amendments and riders
- Copy of earnest money deposit check
- Copy of plat and listing, property description and seller disclosure
- Select Buyers Attorney for DE property
- Apply for Buyers Mortgage financing
- Secure necessary documentation for lender and/or contract
- Obtain wood-destroying insect and/or termite certification and/or guarantee, usually ordered by Sellers
- Obtain structural certification if insect/termite infestation is found
- Obtain well certification, if applicable
- Obtain septic certification, if applicable
- Obtain home inspections as per contract
- Obtain Buyers fire and/or homeowner’s insurance for new property

- Obtain certified check for settlement
- Notify fuel dealer, if applicable. (Be prepared to reimburse seller for remaining heating fuel in tank at time of closing if stipulated in sales agreement)
- Notify garbage/trash removal company
- Get and send change-of-address cards
- Department of Motor Vehicles:
- Address change
- Update driver’s license
- Change registration for vehicles if relocating from another state
- Register to vote at elections department or DMV
