Buyer / Seller Checklist

  1. Secure copies of Sales Agreement, signed by all parties; including all amendments and riders
  2. Copy of earnest money deposit check
  3. Copy of plat and listing, property description and seller disclosure
  4. Select Buyers Attorney for DE property
  5. Apply for Buyers Mortgage financing
  6. Secure necessary documentation for lender and/or contract
  7. Obtain wood-destroying insect and/or termite certification and/or guarantee, usually ordered by Sellers
  8. Obtain structural certification if insect/termite infestation is found
  9. Obtain well certification, if applicable
  10. Obtain septic certification, if applicable
  11. Obtain home inspections as per contract
  12. Obtain Buyers fire and/or homeowner’s insurance for new property
  13. Transfer utilities prior to settlement:

  16. Obtain certified check for settlement
  17. Notify fuel dealer, if applicable. (Be prepared to reimburse seller for remaining heating fuel in tank at time of closing if stipulated in sales agreement)
  18. Notify garbage/trash removal company
  19. Get and send change-of-address cards
  20. Department of Motor Vehicles:
    • Address change
    • Update driver’s license
    • Change registration for vehicles if relocating from another state
  21. Register to vote at elections department or DMV
